Looking beyond the surface

A dry-looking floor can conceal moisture in the layers beneath it. The material and depth of wetting shape the drying plan.

A surface can feel dry while the material below it still holds moisture. Structural drying is the part of water restoration that addresses those less visible layers, not a promise that every wet assembly can be saved.

What has to be assessed

The source of the water, depth of wetting, material type, and access all matter. Wood, plaster, drywall, insulation, and flooring dry differently. Some materials may need removal to reach what is behind them; others can be dried in place. An assessment should explain the choice rather than assume the same equipment or schedule for every room.

Following progress

Moisture readings and observations can help show whether conditions are improving. Ask what areas are being checked and what the drying goal is for the materials involved. Ventilation and dehumidification may be part of the plan, but equipment should not be presented as a substitute for fixing an active leak. If mold or sewage is involved, cleaning and safety decisions may also change.

How long will it take?

There is no reliable fixed answer before the assembly is assessed. The work should end when the agreed conditions are met, not just when a preset number of days has passed.
